Anyone can say they do clean work. The photos below show what actually happens when a New York apartment or brownstone gets a real HVAC fix or install, not just a parts swap. You’ll see the before condition, what our technicians dealt with, and what the finished job looked like. Victor Mancini has been looking at busted furnaces and tired AC units across New York since 2003. These projects are representative of the work Cold Harbour Heating and Air does every week, in buildings from prewar co-ops to newer condos.

Furnace Repair: Cracked Heat Exchanger Replacement in a Prewar Upper West Side Building
Before
AfterThe before photo shows a 22-year-old Carrier furnace with a heat exchanger that had rusted through along the seam. The homeowner called because a carbon monoxide detector near the hallway had tripped. Our technician confirmed the crack with a combustion analyzer and shut the unit down that same visit. The after photo shows the same furnace cabinet with a new heat exchanger seated and sealed, burner flames burning clean blue, and a written guarantee dated for 365 days. The repair held through the rest of that winter and the warranty is still on paper.
AC Repair: Refrigerant Leak Repair and Coil Cleaning in a Midtown High-Rise Condo
Before
AfterThis Trane split system in a Midtown condo was icing up every afternoon. The before picture shows the evaporator coil blocked with a felt-like layer of dust and pet hair, with ice forming on the suction line. We found a slow leak at the schrader core, not the coil itself. The after picture shows the coil cleaned back to bare aluminum, new cores installed, and the system pulled to a proper vacuum before a measured refrigerant recharge. The unit dropped the supply air temperature by 19 degrees. That repair is covered by the 365-Day Done Right Promise.
AC Installation: Full System Replacement in a Brooklyn Brownstone
Before
AfterThe before photo shows a Rheem condenser from 1998, fins flattened on two sides and the base pan rusted through. The homeowner had been nursing it along with refrigerant top-offs for three summers. The after photo shows a new American Standard 16 SEER condenser set on a level composite pad, lineset run tight against the brownstone wall, and a hard start kit wired in for the city’s voltage sag. We handled the DOB-required paperwork and the old unit was removed from the property the same morning. The written price was handed over before any equipment arrived.
Furnace Repair: Igniter and Flame Sensor Replacement in a Queens Co-op

The before image shows a Goodman furnace igniter that had developed a hairline crack, so the gas valve would open but nothing would light. The flame sensor next to it was coated in carbon, which meant even a good igniter would have been fighting to prove flame. Our technician replaced both parts in one visit, parts and labor totaling $210. The after photo shows the new igniter in place and the sensor polished clean with the burner tray vacuumed out. This is one of the most common no-heat failures we see in Queens co-op buildings from October through December.
AC Repair: Compressor Contactor Swap in a Bronx Rowhouse

This York condenser in a Bronx rowhouse would hum but not start. The before photo shows the contactor points pitted black from years of arcing, with one lug loose enough to wiggle by hand. A new contactor was a $160 fix, written up before the first tool came out. The after photo shows a clean contactor with factory-tight connections and the capacitor tested within spec. The homeowner kept the old part. We kept the 365-day written guarantee on the repair.
AC Installation: Ductless Mini-Split Retrofit in a Manhattan Brownstone Floor-Through

The before shot shows what this Manhattan floor-through was living with: a window unit from a brand that stopped making parts a decade ago, balanced on a bracket and leaking condensation down the brick. The after photo shows a Daikin ductless system with the indoor head mounted high on an interior wall and the outdoor unit hung on a vibration-isolating bracket off the rear facade. No ductwork was possible in a landmarked brownstone, so mini-split was the only real path to quiet, efficient cooling. The job was priced on paper before the install date was set, and the date did not move.
